Village Master (Adopted 4/4/2022) & Housing Plans and Adopted Zoning Ordinance

Village of Ridgefield Park Housing Element and Fair Share and Spending Plan
This is a draft of the Housing Element for the Village which is part of the overall Master Plan for the Village.  This draft plan is seeking public comments and a public hearing has not been scheduled due to revisions that are being made to this document.  The Planning Board will be conducting a public hearing on the revised plan  when it is completed.  The Plan was prepared pursuant to the Village’s obligation to provide for and support low- and moderate-income housing in accordance with New Jersey State Law.  The Planning Board may adopt this plan or make modifications to it at the public hearingThe final draft and the adopted Plan will subsequently be posted on the Village’s website for the public’s information.

Village of Ridgefield Park Master Plan
This document is the Master Plan for the Village of Ridgefield Park.  The Master Plan establishes the vision for the future of the municipality.  This Plan includes sections concerning land use, mobility, open space and community facilities.  The Master Plan also discusses issues such as the downtown retail area, historic preservation, and recreation. The Master Plan also sets the framework for the Village Zoning Ordinance which must be consistent with the Master Plan as specified in the New Jersey Municipal Land Use Law.  The last full Master Plan was done in the year 2000.  This Plan was adopted by the Planning Board on April 4, 2022.

Village of Ridgefield Park Zoning Ordinance
This new zoning ordinance was adopted by the Board of Commissioners on December 12, 2023 after multiple public information sessions and public hearings before the Commission and the Planning Board. This ordinance replaces the existing zoning ordinance (Chapters 96 and 96A) that was issued in June of 2009. The new ordinance is designed to be consistent with the new Master Plan which was adopted in 2022 and keeps much of the existing zoning regulations and zone plan but reorganizes the regulations and rezones areas as needed. The “New Zoning Ordinance Summary” on this web page indicates the highlights of the ordinance.
